    Helpful Information: 

    • During the housing meltdown of 2008 - 2009 there were literally thousands of foreclosures for sale. Since then, the market has rebounded, resulting in less opportuniies for buyers loooking for bank owned homes, short sales and distressed properties. Today, foreclosures make up about 3% of Scottsdale's total inventory of homes for sale.
    • Buying a foreclosure is pretty similar to buying a traditional resale home. Locate a suitable home, view the home, reasearch the comparable sales, and write up an offer. However, there are some key differences to be aware of. In a traditional sale, the seller will furnish the buyer with what's known as a Sellers Property Disclosure Statement, and Insurance Claims History. These are very nice items to have to help the buyer determine any material defects related to the property. Unfortunately, banks know very little about these properties, and do not furnish this information. In other words, Buyer beware. Reduce your risk with a quality home inspection and by getting to know the neighbors. It's amazing what kind of information neighbors are forthcoming with if you just ask.
    • If you see a foreclosure listed by HomePath, really do your research on sold comparable properties. Better yet, let us do it for you. HomePath offers financing on their listings without requiring an appraisal. It's our experience they initially list their homes over market value, looking for buyers to use their financing without a traditional required appraisal, which of course helps them sell the home for more than it's worth. Days on market is key when looking at HomePath properties. Like most other homes, the longer they're on the market, the more the price will decrease.
    • Once a bank initially says they're going to accept your offer, they send over a stack of addendums generated by their attorneys. These effectively remove many of the contingencies afforded buyers when using the standard Arizonal Association of Realtors contract paperwork. Look over these addendums carefully, and more importantly, understand them.
    • Buying a Scottsdale foreclosure is still a great way to purchase a home at a discount, provided you know what you're doing, or you have professionals at your side to help you navigate the process and reduce your risk.
