  • Even when buying new contruction homes, hire your own home inspector for two inspections. The first being pre-drywall, the second prior to closing. Are these inspections going to cost you money? Yes. Are they worth it? Absolutely! Here's a perfect example. One of our clients recently purchased a beautiful new home, from a quality, well-known builder in Scottsdale. The buyer's home inspector came back with 37 items that needed repair. The cost of the inspection was $350.00. The cost of making these repairs when you go to sell the home in the future, and the buyers inspector comes up with the same list? Thousands.
  • Unlike resale homes, new homes typically do not come with backyard landscaping, window treatments, washer & dryer or water softners. These are "extra" expenses that buyers commonly overlook when budgeting for their new home purchase. Fortunately, we have had great success negotiating with builders to include these items as part of your offer.
  • Be careful when picking your lot within the subdivision. Is the neighbor behind you going to be able to build a two-story home in the future, taking away your privacy? Your lot has great mountain, green belt, or city light views today, but who owns the land behind you? Is it buildable? What is the zoning of that land? Are there imminent plans for development? How much of a hit am I going to take when I go to sell my home if my lot backs up to a busy road? These are very important details to think about BEFORE you select your lot.
  • Did you know the builder pays our commissions, but we legally represent the buyer? There is no cost to you when using our services. Do you think the nice salesman in the builders model home office is going to look out for your best interests? Think again! Be smart.
